Like many homebuilders, you may be looking for a buildable lot close to Chattanooga, but you're not ready to pay $30k, $40k, $50k or more.  Here's your chance to invest in a level 0.3 acre residentially zoned parcel, just off McCahill Road in the north end of Red Bank for just $10,000.

Easy access to Dayton Blvd via Browntown Road, or access to Morrison Springs Road via McCahill Road, this parcel is just a couple minutes from either highway 153 or Highway 27.  There is currently asphalt road within 100 feet of the parcel, but you'll have to put in that last 100 feet of road to access your lot.  The parcel is pretty level, and you shouldn't have any engineering problems putting a single family home on the parcel.

Before you see the photos, let me show you some maps and tell you a little about this lot...

According to the records I can find, the Wanda Hills Subdivision was created in about 1968, located in the north side of Red Bank, approximately 7 miles (a 10 minute drive) to downtown Chattanooga, TN

The subdivision contained about 25 lots, most of them about 1/4 - 1/2 acre in size., 
and parcels were sold at that time for about $700 each.
​It looks like the lots were sold to individuals who must have had plans to build homes on the lots, but no-one ever build a home.  It's possible that the developer failed to follow through with installing a road to provide access to the parcels.

I bought this parcel from an investor who had purchased it through a tax lien sale, and received a Tax Deed from the County.  It appears the original owner quit paying taxes, and the parcel was sold at auction.  I bought it from the investor, and have a Warranty Deed from the seller.

I went to the office of the City of Red Bank, and asked them what I had to do in order to build a house on the parcel.  The city manager was not familiar with the address, but was able to pull it up on the city maps, but was surprised to see the subdivision - no one had ever asked.

He told me I could build a single family home family home on the lot, but I would have to build my own road (asphalt or gravel) and that I would not have access to city water or sewer.  There are power lines on McCahill Road.  I contacted the neighbors on either side, but neither is willing to sell their lot.  They have plans to build --  some day.
The lot is about 0.3 acres, and appears flat, although you can see from the topo map to the right that there is a slight slope from Vivian Drive towards McCahill Road. 

Last winter, I took my pruning shears in and cut a narrow path to the approximate center of the parcel, and didn't see any evidence of either standing water nor any path of water on the parcel.

I've purchased lots before, which would require installing a road/driveway for hundreds of feet.  As you can see on the next map, there is asphalt within a hundred feet of this lot.

Some of the photos below show that the church has used the area designated as road as part of their parking lot, and have been maintaining the lot for years (probably decades).

It looks like someone could clear some trees and shrubs, blade in a short stretch of driveway past 4618 Vivian Drive and create access to your parcel, 4616 Vivian Drive.

Here are the photos taken in January 2021.  First, here are a few photos to help you get to the parcel from the side road off Bigsby Road. 

To get to the starting point of this first photo, enter the following address into your smart phone's map program:  1664 Bigsby Rd, Cleveland, TN    When you get to the 5 or 6 mail boxes on the side of the road, you are close to the gravel road.  Below you will find the mail boxes, the turn off onto the gravel road, a shot of the gravel road, a photo of my care turning right at the "T" intersection, and my car parked by the first of two property markers (identified by my yellow signs.)
