A STORY ABOUT THE PROPERTY:
Mr. and Mrs. Salsburg lived in Florida.  They bought this parcel in 2009, and in the year or two after they bought the parcel, they started construction on what they called a "Get Away".  They poured a concrete slab, approx. 25' x 30 feet (750 square feet) and installed a septic tank.  They built up the walls to about eight feet high, and left openings for a front and back door, a single wide garage door, and five windows.  They ran out of money, and never completed the construction.  I was approached by a friend of Mrs. Salsburg, who explained that Mr. Salsburg had passed away, and Mrs. Salsburg asked the friend to liquidate the property.  I bought it in March of 2022, using B H & K title services in Cleveland, TN, and purchased title insurance on the parcel.

DESCRIPTION OF THE PROPERTY:
The parcel is about 345 feet across at the front, which borders Morrow Road.  The parcels on each side of the property have addresses.  200 Morrow Road and 220 Morrow Road, so I believe when an address is assigned to this parcel, it will be 210 Morrow Road.  There is a small corner of the left front part of the property that is being used by a neighbor to access his home, and I don't think this hurts the property value at all.  There is electrical power on the road, and a telephone line box across the street from the driveway.

I believe an old logging trail serves as the driveway, which makes its way up the left center of the parcel to the summit.  The driveway looks like it was originally gravel, but it may have been a combination of gravel and dirt road.  A few areas have ruts enough that a passenger vehicle would probably have a hard time driving up.  I've had a friend with a pickup truck make it up with no problem.  I've walked it, and I have driven my little 250 cc motorcycle up the road with no effort, once I used my battery operated saw and cut a few small trees and limbs that had previously blocked the road to vehicular traffic.

Near the front of the property, there is a flat area to the left of the driveway which looks like an ideal homesite if you want to be close to the road.  There also looks like a similar flat area to the right of the driveway, and there seems to be a small spring making the surrounding vegetation especially green.  Proceeding up the driveway, there is an old and dilapidated trailer on the right side of the road, and 100 feet or so past the trailer is the concrete block building mentioned above.  

Another 100 feet or so past the concrete block building is a "T" in the road.  Turning left leads to what would be another great homesite before you get to the northern boundary of the parcel.  Turning right at the "T" leads you up and down a few minor swells, and there are several potential homesites to the left and right of the road.  Then, just before you reach the eastern boundary of the property (marked by pink flags), there is another nice potential homesite.

I took my video in late winter, and was easily able to see the surrounding mountains in all directions from the summit.  I am guessing that now that it is summer, these vistas are less visible, and if you want year round vistas, you would have to trim/remove some trees.  If, on the other hand, you prefer privacy, you probably want to leave the trees as is.

  • In 4.7 miles, turn right onto New Stansbury Rd
  • In 1.6 mi turn left onto Morrow Rd
  • Proceed about 1/3 of a mile, and find the parcel between 200 and 220 Morrow Road (look for mail boxes.)

Smart Phone Directions:
Put 220 Morrow Road, Turtletown, TN into your smart phone (while you have good cell signal in Ducktown), and let your GPS guide you most of the way there.  Then our driveway is just a little past 220 Morrow Road, and just before 210 Morrow Road.

If you are not using a Realtor, I suggest we use BH&K Title Services in Cleveland.  I used their escrow services when I purchased this property and I bought title insurance at the same time.  All they need is a Purchase Agreement, and I have provided a one page Purchase Agreement that you can download to the right of this paragraph.  Fill it in, sign it and send it to me (text or email a photo of the document).  Once received, I will sign it also, send you a copy, and provide the document to the BH&K Title Services, and they should be able to close escrow within 1-3 weeks.  If you live outside the area and can't attend the closing meeting, they are able to send your documents to you by email, and you can wire funds directly to the escrow company.
