JANUARY 11 2021 UPDATE!!!! Be sure to view the following video. I didn't walk down the slope during the summer, (because I have a fear of snakes - but please don't tell anyone). Now it's winter and I felt comfortable to walk a little ways down from the road. For Christmas, I got a new Penguin 360 degree camera, and thought I would take a few photos. I'll post a link to the "interactive 360 degree photos" below.
I took three photos from the road, and then I walked about 100 feet down the slope and took another photo. I had assumed the slope was the same all the way down towards the back boundary of the parcel, over 600 feet further down hill. But then two things happened. First, I looked down hill, and through the naked trees (this is the middle of winter), I saw what looked like a leveling out at the bottom of the hill. I assumed that level spot was at the bottom of the slope, but then I did the second thing...
I have a new iPhone app called Land Glide. I pulled up my parcel on the app and looked at the Topographical map of the parcel, and I could see that the flat spot of the parcel was fully on this lot, about two-thirds of the way from the front to the back of the property. So I took a screen shot of the app (see below) and then took my 360 degree cameral down to the bottom. What I found was an acre of mostly flat area with a gentle slope from right to left, with gentle rolling swells. We've had a good deal of rain in the last week or two, and I stomped around to see if there were any soggy areas, but I found none. This looks like the ideal space to build your dream home. I had no idea this part of the property was so perfect. I took a few photos, and I recorded a short video. This first video was recorded during the summer. This was taken with my drone, to give you a better idea of the view from the top, and a feel for the "neighborhood".
This parcel is located about 15 minutes drive from major shopping centers in Northwest Cleveland. Close enough for convenience, but far enough to be "out in the country". Ideally located off Bigsby Creek Road on Mount Zion Ridge, the 1/2 mile drive up the private gravel/dirt road ends just a stone's throw past this parcel, so there are only two neighbors that would be regularly passing by your home. The property has great views of the White Oak Valley, and the hills across the valley. The timber that has not been touched in at least 42 years. There is a power pole is at the lot line. Neighbors are using well water and septic tanks.
Most of the homes built in this area were built between 1985 and 2005. This parcel was purchased by the Bergers in 1977, and presumably, they had one of the first choices of the parcels when the parcels first came on the market. They loved the access, the lay of the land, and the vista from the top of property. Shortly after buying this property, the had the opportunity to buy a pair of parcels on Candie Canyon Road (about 10 miles further North) and built their home and one for their daughter. And for all this time, the property sat undisturbed. Since then, the subdivision as filled up with homes, except for this one parcel.
The neighbor told me he had been watching this neighborhood for an opportunity to buy a house here (he's the one who let me photograph the vista from his yard), and a couple years ago, when the house at the end of the road came on the market, he dropped what he was doing and put an offer on the house that day. He is pleased that his house has appreciated quite a bit in the last couple of years. He says this is a great place to live, and when asked about property values in the area, he says you can get $10,000 per acre in a heartbeat.
So I checked Realtor.com (https://www.realtor.com) and searched first for houses for sale in the area. There are none close to here, but if you expand the circle, there are four houses (see the map below) listed at $220,500, $599,750, and two for over a million dollars each. Then I searched for land between 2 and 10 acres around this area, and found these four parcels (see screen shots below) for sale, all priced about approx. $8,100 to $12,500 per acre, and those comparables don't have the view or the quiet surroundings afforded by this parcel on Bigsby Creek Rd. (This was written in 2020, before the discovery of the flat acre at the bottom of the slope in 2021. )

After the level area, the property slopes up again. Previous owners told me that they anticipated clearing out trees at and below the home site, in order to open up the view, and use the timber for home construction, but I'm not sure if they ever knew about the level acre at the bottom of the slope.
