Here is a short aerial drone video of the property and the surrounding area.
This 25.84 acre parcel is an irregular shape.  The Southeastern boundary is on Brandon Hollow Lane.  The property has at least a couple ideal building spots, the most significant of which is in a valley, near the middle of the road frontage where two valleys come together.  There are remnants of a couple  trailers, two old and dilapidated structures (I think one is a home, and one is a shed or outhouse), and there is a larger structure barely visible from the road, behind and to the right of the other structures.  Possibly the remnants of an old barn.   Here are some photographs of the parcel's road frontage.​  I have taken all my photos from the gravel road, and haven't walked the property.  Others who have, have told me there are some old logging trails on the property.  I do not know what the previous inhabitants used for water or waste, but I assume the may have collected water that comes down as runoff down the valleys.  There is a power pole across from the parcel, and one person told me the power company would run power to the flat spot for about $1,000.   The county told me that you could build whatever type of dwelling you want, as long as you obey the county's setback rules (50' from the front, 10 fee from the sides, and 15 feet from the back property line - I think that's what she said on the phone - be sure to make your own call and find out for yourself.)  That's what I know.   Some are taken in the winter time, and others just as spring has started.  Hover your mouse over the photos for captions.  Or, click on the first photo to enlarge, and use the arrows on the sides of the photo to move through the photos.

On the weekend of September 14, 2019, a potential buyer took the following photos and sent them to me.  I share them with you, although I don't know for sure where on the property these buildings are.  Obviously, there's a little more on the property than I knew.  He also mentioned that he walked some old logging trails up near the top.  The obvious thing about this is that someone had figured out power, water and sewer for their home and/or whatever.  That's a nice confirmation of the usability of the land.  Thanks for the photos James!

ABOUT THE PROPERTY:
Over 25 acres, with a large flat area leading back through the valley, near the center of the property.  The longer valley seems to go back over 800 feet.  Four structures are evidence that the property has been inhabited in the past, but was abandoned years ago.   Surrounding hillside is wooded, and across from the primary building site, there is a small, quiet pasture (not part of the parcel). County maintained gravel road makes access easy, but only a few neighbor on the road means there's peace and quiet.  Southeastern property line borders over 1,000 feet of road frontage (Brandon Hollow Lane).

IDEAL USAGE:

I purchased the parcel from the long-time owner, Paul Elmore, and it seems to have been in the family for many years.

ABOUT US:
     My wife (Shirley Stewart) and I have been married for over 40 years, and live in Chattanooga, Tennessee most of the time.  We've lived in the same house in Red Bank, TN for more than a decade, and our kids and grand kids live with a mile of our home. We are both licensed insurance claims adjusters, and we are occasionally called on short notice to work out of town, often to the Gulf Coast or the Mid-Western states to respond to flooding, hurricane, hail or tornado damage.  When called, we may be out of town from a few weeks, or a few months.  For this reason, we use a mail forwarding service in Sanford, North Carolina.  Whether we are away or at home, when they receive our mail, they open it up and scan it.  Then they send us the mail as an attachment by email.  This way, we can keep current with our mail where ever we are.
     My wife and I have worked in the insurance industry for more than 20 years.  In the last five years, we have been slowly building up our IRA account by buying and selling real estate.  I look for under-priced vacant land and when I can get it for the right price, I buy it, and turn around and sell if for less than comparable properties on the market.  That's how I got this parcel, and that's why you have the opportunity to buy it for such a great price.

HOW TO FIND IT:
From US 81, take Exit 23 - "Bulls Gap - Hwy 11E - Greeneville"
Turn South/East, and after a 1/2 mile, turn Left onto Gap Creek Road.
Proceed North on Gap Creek Road for about 7 miles. 
Turn left onto Brandon Hollow Lane.  Near the end of Brandon Hollow Lane, you'll find the paved driveway to the right, and a gravel road to the left.   Turn left and proceed up the gravel road, and when you see the gated driveway on the left, keep right.  Continue up the gravel road, and it turns 90 degrees to the right.  That's about where the parcel starts.
Proceed on Brandon Hollow Lane, and when you see the small pasture on the right, look left to see the flat spot with the existing structures.      That's the place where the old existing structures are hiding through the trees and brush.

TERMS SALE:  As you may know, trying to finance a piece of vacant land through a bank is difficult, if not impossible.  To accommodate the needs of our buyers, we sometimes are able to offer financing on our properties.  This is one of those properties where we can offer terms.

On this parcel, we require a down payment, or $2.300.00  to start.  We will finance the balance on a land contract, (pretty much the same as making payments on a car), except we are not charging any interest, and there is no pre-payment penalty.  The balance will be paid in 144 payments of $400.00 per month, starting the month after the down payment is made.  That's a total of $59,900.00 for the parcel, which is only $2,318.12 per acre.  Well below the average for the area.  This is simple and straight forward.  We don't pull your credit report, and we don't check you income.  We do ask you to confirm that you can do three things before you buy the land...
  1. Give us verbal assurance that you can afford both the down payment and the monthly payments, and
  2. Give us verbal assurance that you are responsible enough to mail in your payment each month (personal check or money order) , to be received in our mail box by the 10th of each month, without us having to remind you, and without any excuses.
  3. Promise us that you will respect the land, and not do anything against the law, and not do anything that would diminish the value of the land.

​Of course, it is assumed that your intention is to complete the payments and own the land, free and clear.  However, we also know that occasionally, things happen.  For this reason, we allow buyers to cease their payments at any time, and we don't send negative credit reports, or follow up with any legal proceedings.  If a person needs to back out of the transaction, they can just forfeit their rights to the land, and abandon any previous payments.  We will take the land back, and resell it at a later time. 

Of course, you won't want to give up the down payment and monthly payments you have made, but if something happens and you have to back out of the agreement, it's an option.

And when the full balance of the purchase price has been satisfied, we will send you a "satisfaction of payments" document, along with a signed and notarized deed, ready to file at the county recorder.

Once I have received your signed documents, your down payment can be paid one of three ways. 
  • At Buyer request, Seller will send a PayPal invoice to the Buyer in the amount of $2,300.00, or
  • Buyer may elect to send $2,300.00 down payment through Facebook Marketplace. 
  • Buyer can mail a check, money order or cashiers check and send it via "snail mail".

CASH SALE - TITLE COMPANY CLOSE:  
We purchased this property for cash, and used Greene County Title for the escrow, and purchased the title insurance on the property.  Unless you object, I would recommend using this same title company again.  Any good title/escrow service does most the work required for a clean transfer of ownership.  At the bottom of this web page, you will find a simple and straight-forward form:  The "Standard Vacant Land Purchase and Sale Agreement".  Simply print out this form, fill in the blanks, and sign it.  Then take a photo of the form and send it, either as an attachment to email, addressed to us (LarrySellsLand@gmail.com) or as a text to my personal cell phone number  (423) 596-3196.

When I (the Seller) receive your signed Purchase and Sale Agreement, Seller will ask you (the Buyer) to make a $300 non-refundable earnest-money deposit (which will apply towards the purchase price.)  This deposit can be paid in one of three ways.

Once I have received your signed agreement, and your non-refundable deposit, I will submit the signed agreement to Greene County Title and Escrow company (also known as the title company), and ask them to handle the transaction.  They will abide by the purchase agreement, and at your instruction, will do the research necessary to provide you with a Warranty Deed of ownership, and the title insurance policy (if you chose to purchase one).  In the end, they record your deed at the county recorder, and you'll have the title insurance policy.  Many of my customers do not live in the county where the parcel is, and the escrow company will take care of emailing the closing documents to you.  You'll need to be able to print out a few documents, sign them, and then return them to the escrow service (usually by fax or email, but can also be mailed in an envelope).

The other decision for you will be whether or not you want to purchase a "Title Insurance Policy".  In most cases, the title insurance premium is about $150 or so.  This is an optional purchase for you, but if you are planning to take out a mortgage to secure a building loan on this parcel, your bank will certainly want title insurance.  If that's the case, I highly recommend you purchase title insurance at this time.  

Please note -- The $300 non-refundable deposit protects me, so if you change your mind, or fail to complete the sale within 30 days, the sale is terminated, and the fee will be retained.  Please don't act on this purchase until you are ready to commit to the purchase. 


BACK UP OFFERS:
There are two things I want you to be aware of.  Even though someone says "I want it", I continue to offer the property to others until I have received both of these items (a) a signed agreement, and (b) the deposit for a cash sale, or in the case of a terms sale, the down payment.  Once I receive both of these from you, you can consider the property your.  At that point, I mark the listing as "Pending" and I don't accept any down payments or deposits, but I will accept other signed agreements, just in case the first sale falls through, then I know who is next in line.
