Recently, readers of the Crossville Chronicle awarded Lake Tansi Golf Course the People’s Choice Award as “The Best Golf Course in Cumberland County.” And after your round of golf, be sure to hit the 19th hole restaurant, which is open seven days a week. The full service restaurant and lounge will seat 150 people. When you are ready for a new challenge, visit the other nine courses in the area, some of which were designed by Ron Garl, Joe Lee and Jack Nicolaus.

But the Lake Tansi Village is much more than a golf course and country club. There is an Olympic size pool next to the lake and beach area, which has its own snack bar. There is also an enclosed swimming pool, and of course, as swimming area on the lakeside beach. After a swim, enjoy either tennis or pickleball on the courts, in two different locations. Or enjoy a round of miniature golf on the 18 hole miniature golf course that includes a windmill obstacle.

Although Lake Tansi is a wonderful community, you'll need access to more amenities, and everything you could need is less than ten miles away in Crossville, a community of about 12,000 residents. There you will find a post office, Super Walmart, big box stores like Lowes, drug stores, medical services, the Cumberland Medical Center, a State Park, more golf courses, and of course, the escrow office that I used when I purchase these parcels with title insurance.
Not to be overlooked, these days, folks are looking for communities where families can feel a sense of safety and security. You'll sleep better knowing that Lake Tansi has it's own Security Police Department, a full service law enforcement agency serving exclusively the Lake Tansi community. Right next door, you'll find the Cumberland County 5th District Fire Department, an all volunteer service. Most of the volunteers live right in Lake Tansi Villiage. They are also home to the EMS, which consists of three teams of paramedics with an EMT partner, working 24 hours a day, seven days a week. CCEMS is trained and equipped for all trauma and medical emergencies.
I have two parcels for sale. These parcels CAN NOT BE BUILT ON at this time. A septic system test was conducted by a soil engineer in the fall of 2021, and both parcels failed, based on having less than the required depth of soil for a septic system. The cost for an alternative system is greater that the cost of comparable properties in the area, so THE BEST USE OF THESE PARCELS IS FOR THE OWNER TO HAVE MEMBER-ACCESS TO THE LAKE TANSI RESORT AMENITIES, which are not available to non-owners. There is always the possibility that some day, the homeowner association will decide to extend the sewer line past these parcels, which would substantially increase there value, but there are no current plans for this. Here are some photos taken at the parcels. Notice that electrical power is already available at the street. I placed some temporary cones to make it easier to see the property corners, and the POA has marked the property lines with stake and flags, or by tying flags onto existing trees on the property lines. Also notice that the lots appear to be level, and should be easy to build on. Many of Lake Tansi's lots are on gravel roads, but this part of the community is accessed on paved roads.

Here is a map showing the topography of the parcel and the surrounding area, which if fairly flat on top of the Cumberland Plateau. This map also shows how close the parcel is to the Lake Tansi Golf Course (less than a mile), the Tansi Beach (less than 2 miles), and the amenities (mini-golf, rec center, picnic area, etc.) at the Lake Tansi Village Resort.

Here's a map showing the two major ways to travel to Crossville, where you will find everything you need, including expanded selection of groceries, clothing, banking, medical services, restaurants, building supplies, and pretty much anything else you need, all within about 10 miles of home. Close enough to be convenient, but far enough away to not be in the hustle and bustle of city life.

Next, I am going to show you some screen shots that I use when I am researching a property, and I want you to have access to the same info - in three easy steps:
To save you some trouble, I'll include a couple of the maps in full size below these small screenshots
- Go to TN Real Estate Assessment Data which can be found at https://www.assessment.cot.tn.gov/RE_Assessment/
- Either click on the name of the county, or select it from the drop down list below the map. In this case, we are selecting "Cumberland" county.
- Input the following "Owner Name": Spradlen (Note: Escrow just closed a couple of weeks ago, and my name isn't showing on the updated records yet. If you try "Spradlen" and it doesn't yield any results, then the county has updated the records, and you should search "Stewart".
- You should see the search results, including 8212 Cherokee Trail and 8214 Cherokee Trail, along with the parcel numbers, and other info. To see the details on your parcel, click the blue "Select" button to see the tax assessor information on the parcel.
- The upper part of this page shows ownership info and valuations. As you scroll down to the blue boxes at the bottom of the page, you will see a link to the "View GIS Map for this Parcel" Click that to see the maps.
- Now you will be looking at the parcel (outlined in blue) and the surrounding parcels. You can see the two houses (21.00 and 21.00) to the left of our parcels (19.00 and 20.00), and the house across Cherokee Trail (6.00) . From here, you can scroll in and out, use the buttons at the upper left to see the aerial photography image, the street map, and the FEMA Flood Map.
To save you some trouble, I'll include a couple of the maps in full size below these small screenshots
Here is the street map showing the property lines, without the blue outline. Our parcels are "19.00" and "20.00" at the center of the map.
Here is the same map, but with the Aerial Photography tab selected. Notice that some neighbors have combined parcels. For example, look at parcel number "2.00", which used to be parcels 2.00, 3.00 and 4.00 You'll also notice that 6.00 & 7.00 were combined, as was 8.00 & 9.00 - It's nice to find two adjoining parcels, especially with the lower price or terms you can acquire these parcels at.
Here is a map and I used to Measuring tool to outline the two lots together. The tools shows that combined, they equal approx. 0.7 acres. That would be about 0.35 acres each, although here in the listing, I've stayed on the more conservative side and shown them to be about 0.3 acres each.
And finally, I feel the following map is very important for any parcel in Tennessee. This FEMA Flood Map shows that all of Lake Tansi Village is in an area of minimal flood hazard (FEMA Zone X Minimal Flood Risk). If you want to see what a elevated risk flood zone looks like, look at Highway 75 just north of the highway and south of the Volkswagen plant. There you will see "Zone AE" which is a high-risk floodplain. Please do your own due diligence, but based on the maps, I don't see any concern.
OK - that's enough with the photos and maps. Let's get to the details about the property...
The parcels are approximately 1/3 acre in size.
The property is zoned "Residential". This means that when/if you can get a septic/sewer line installed, you can only build a single family home on this parcel. You can't build a duplex, and you can't put a mobile home, a trailer or a tent for a residence. There seems to be a variety of construction designs available, but in general, it has to conform, or blend-in with the neighboring houses. If you drive around the neighborhood, that leaves you some variety.
Some residents live in Lake Tansi full time. Some use their house or cabin for weekends, vacation, or special get-aways. Some Lake Tansi Village owners have not yet built a house, and either hold the property for long-term investment, or use the POA (Property Owner Association) membership as a vacation resort, providing their family with access to golf, swimming, boating, fishing, mini-golf, tennis, pickleball, hiking and more.
There is an annual POA (Property Owner Association) assessment of $120 per parcel, which I believe is the source of funds to maintain the Lake Tansi Village assets (common areas, administration, utilities, etc.) The county property taxes are very low, and even when combined with the POA fee, only amount to about $12 per month.
As you can see in the following screen shots from the Tennessee Trustee, property taxes on the parcel has been $25 per year.

In addition to the taxes and POA dues, there is a third fee that is optional. The annual homeowner dues are only $139 per year, which allows year-round access and use of all the Lake Tansi resort amenities (beach, swimming pools, rec center, activities, mini-golf, special events, etc.) If you don't want access to the resort amenities, you can sign a waiver for now, and rejoin at some future date.
As you could see in the photos, the parcels have electrical power available at the street. I am told that the parcels have access to gas, water and telephone.
Sewer is not available in this area - AT THIS TIME. You can not build on these parcels for now. The soil is not deep enough for a traditional septic system, so there are two options for building. (See the page from the soil report to the right). Here are your choices...

The schools seem to be better than average for Tennessee. GreatSchools rates Frank P Brown Elementary School (Preschool - 8th grade) as a 6 out of 10 rating, and Cumberland County High School (grades 9-12) receives a 7 out of 10 rating.

Let's talk about land value...
As you can see from the property tax records above, the County Assessor values the property at just $6,500 per parcel. In a minute, I'll show you what others value the parcel at, but first, let's talk about the Assessor value. Every land or home owner wants their property to be worth as much as possible, but they want their assessor to value their property as low as possible, because this assessed value is a factor of how much the property tax will be. Any property owner can call the assessor and ask them to revalue their property, and I could ask to have a valuation of $20,000 or $30,000, but that would forever increase my property taxes. So I am happy to have the Cumberland County Assessor show the value at only $6,500.
However, when I bring up Zillow.com and Redfin.com and look at the lots for sale in Lake Tansi Village, I see the lowest priced lot at $2,500. You can buy either of these lots for just $1,900 cash.
And, if you don't have cash, you can buy them on a land contract with just $1,000 down (that's $700 applied to the purchase, plus $300 document processing fee) and 12 monthly payments of $100 per month, no pre-payment penalty, and ZERO INTEREST. With just $1,000, you can be a land owner, and start enjoying the Lake Tansi Lifestyle. What a great investment if your family and your future, especially if you live in the Nashville, Chattanooga or Knoxville area, and just want a place to take the family on a Sunday afternoon, or to get away and play golf during the week. If you are paying cash, I suggest we use the same escrow service that I used when I purchased the property. They already did the title search, and I purchased the parcels with Title Insurance, which means you can also get title insurance which will be important for long-term investment purposes, and especially if you want to secure a bank loan for financing the construction of your dream home.
I am also offering owner financing for someone that wants the two parcels, but needs to spread the payments out, and doesn't want to pay interest.
FINANCING: You can purchase just one parcel, 8214 Cherokee Trail, on a land contract, with a down payment of $1,000 (includes a one time $300 document fee, and the other $700 applies towards the purchase price of $1,900) to be followed by 12 monthly payments of $100 per month. That's a total of $1,900 paid (plus the $300 doc fee) for the lot, with ZERO INTEREST! During the purchase term, seller will be responsible for payment of property taxes, and buyer will be responsible for POA fees and assessments, which could include a special assessment for sewer, if they proceed with this during the payment term.
