SOLD This beautiful 5.46 acre parcel is located on a county-maintained road. Parcel is located at the corner of an unused dirt road (Belaire Rd) and Golf Course Road, about 3 miles west of the city limits of Ducktown, although the U S Post Office identifies the property with the town of Copperhill, TN. As the name implies, it's about 2 miles down Golf Course Road to get to the 9-hole executive golf course.
I listed the price at about 30% less than the going price per acre in the area. Below, you will find a drone video, a walking tour, several photographs, maps and lots of information about the lot. You'll also see how to purchase the property, and my contact information in case you have any questions after you have devoured everything I've provided here about the parcel. Enjoy the tour.

Here is a short video tour of the road frontage of the parcel. Be sure to see the next video too!
Here is a short aerial drone video of the property and the surrounding area.
If you are looking here, you likely know two things about Polk County...
This is an exception.
As you saw on the walking tour, this is relatively level, lightly timbered land, ideal for clearing a short gravel road in, clearing a pad, and setting your dream home in the peace and quite of rural Tennessee, and yet, about three miles to grocery stores, the post office and most conveniences.
And, unlike a lot of parcels that are for sale in the Ducktown/Copperhill area, this property is in the county. What I am going to tell you now is what I was told at the County Building (ground floor of the Polk County Courthouse in Benton, TN). I expect you not to rely on my what they told me at the counter, so check it out for your self. But what they told me is that "this parcel is not in the city limits, and in the county, there is no "zoning", so you are free to do with the land what you want to."
So I clarified, "So if I want to set a tiny house or a mobile home on the land, that's OK?"
"Yes" she said.
"And I could drag my travel trailer or put my motor home there, and that's allowed?"
She answered "Yep."
I persisted, "If I built four little cabins, and rented them out on AirBnB, I could do that?"
She said "Yes."
And If I wanted to dig a pond to capture the water coming out of that spring, and raise chickens and pigs, that's OK too?"
"Uh-huh", she said.
So imagine what you could do with this 5.46 Acre parcel, on county maintained road, out if the country, but close to the conveniences of town.
The property is just minutes away from a handfull of water sport vendors, where you can go kyacking or white water rafting with the family, on the Hiawasee River. Test your limits and go zip lining for the day. Set up camp and call this your "Weekend Get Away" and build campfires and roast hot dogs. Get up early and go fishing on the Ocoee River. Go hiking on the trails in the Cherokee Forest.
If you are OK taking a 1 to 2 hour drive, you could visit the Nantahala National Forest. Spend the day in Gatlinburg. Take the kids to Dollywood. Get an early start and hike to Mt. La Cont. Take a leisurely drive through the Great Smokey Mountain National Park. Spend the day at the Aquarium in Chattanooga. Visit one of Chattanooga's many events including the "Three Sisters Blue Grass Festival", "River Bend Music Festival", "The Iron Man Triathlon" or the "Head of the Hooch" on the Tennessee River. The list is endless.
Here's some more information about the property. First - I made some screen shots of other property in the area for sale (info comes from Realtor.com, searching for vacant land, 5-10 acres in Polk County, TN. Info is current as of September 2019). I sorted from lowest price to highest price, and then chose the six lowest priced parcels.
- There's not a lot of good, build-able lots (with more than an acre or so) for sale in the area, and
- Most of what is available sells for $4,000 to $6,000 per acre or more. (I've attached proof below.)

You will see (screen shots above) the price per acre ranges from $3,913 per acre to $6,522 per acre. And this is for the lower 25% of the 20 properties between 5-10 acres. Three quarters of the properties are higher than these.
Here's the bottom line, not only is this property highly desirable, on a paved road, maintained by the county. Not only is it conveniently located close enough to civilization to be comfortable, but far enough out to be able to do what you want. And at $3,330 per acre, it's a bargain.
Here are some photos I took at the property...

ABOUT THE PROPERTY:
Property seems to have two tiers. Lower tier centered on the western corner of the property, and the upper tier centered on the eastern corner of the property, with a slope running about in the middle. According to previous owner, he had the water tested that comes from the spring above the property, and the water is drinkable and tastes good. Previous owners anticipated digging a pond on the upper tier, fed by the spring, suitable for kids to play on, and building a house one the lower tier. County says the property is un-zoned (as all non-city property is in Polk county(, so you can put what you want to on the parcel.
REGIONAL ATTRIBUTES:
Copperhill, up until the 1980's, was know for mining copper. Most of Cooperhill lies a few miles South of this parcel, and only a slender finger of Copperhill reaches up near the property, but the parcel is clearly not inside any city boundaries. Over the last 30+ years, the community has transitioned to a tourist attraction, which justified reforestation and clean up of the old mines. From Copperhill, you can take a ride on the Blue Ridge Scenic Railroad, white water raft on the Ocoee River, and find lots of places to hiking and mountain biking. The area of the river downstream from Copperhill was the host for the water water portion of the 1996 Summer Olympics.
McCaysville, GA is Copperhill's twin city, with the two cities sharing a boundary down the middle of town.
Ducktown has a population of about 500, and has a history of mining copper and zinc until the 1978, when the last of the copper mines was exhausted. Ducktown lies in a broad valley in the Southern Appalachian Mountains, close to the intersection of North Carolina, Georgia and Tennessee. Highway 64 connects the area to the Polk County Seat, Benton, and further west on 64, the larger city of Cleveland, TN.
Cleveland is home of the Cleveland Regional Jetport which make air transportation easy and convenient. Cleveland is considered the gateway to many recreational outdoor activities along the Ocoee River, bringing in visitors from all over the country. The Cherokee National Forest is just north of Cleveland in Polk County and the Ocoee and Hiwassee rivers bring thousands of tourists to raft the rivers each year.
IDEAL USAGE:
This subdivision of parcels was designed to accommodate custom homes, with large forested lots to create separation between houses, along Golf Course Road, all the way to the golf club.
With nearly 400 feet of frontage along the paved county road, this is the ideal location for a cabin or custom home. Far enough from Ducktown to be secluded, but close enough to be convenient.
BACK STORY:
I purchased the parcel from the long-time owner, Tom and Faye Green. They considered building on the property, but now, in their later years, have decided to part with the property.
ABOUT US:
My wife (Shirley Stewart) and I have been married for over 40 years, and live in Chattanooga, Tennessee most of the time. We've lived in the same house in Red Bank, TN for more than a decade, and our kids and grand kids live within a mile of our home. We are both licensed insurance claims adjusters, and we are occasionally called on short notice to work out of town, often to the Gulf Coast or the Mid-Western states to respond to flooding, hurricane, hail or tornado damage. When called, we may be out of town from a few weeks, or a few months. For this reason, we use a mail forwarding service in Sanford, North Carolina. Whether we are away or at home, when they receive our mail, they open it up and scan it. Then they send us the mail as an attachment by email. This way, we can keep current with our mail where ever we are.
My wife and I have worked in the insurance industry for more than 30 years. In the last five years, we have been slowly building up our IRA account by buying and selling real estate. I look for under-priced vacant land and when I can get it for the right price, I buy it, and turn around and sell if for less than comparable properties on the market. That's how I got this parcel, and that's why you have the opportunity to buy it for such a great price.
